How It Works

Six steps from search to keys

Every purchase is different, but the path is the same. Here’s what to expect and where we help most.

  1. Talk it through

A short call about your budget, timeline, must-haves, and the areas you’re considering.

  2. Get pre-approved

A lender reviews your income and credit so you know your price range and can make offers with confidence.

  3. Search and tour

New listings that match your criteria the day they hit the market, and honest notes on every home we see.

  4. Make an offer

We price your offer from recent comparable sales and structure the terms to compete without overreaching.

  5. Inspect and appraise

We coordinate inspections, review the seller’s disclosure with you, and negotiate repairs or credits if needed.

  6. Close and move in

We track every deadline with your lender and title company through the final walk-through and closing.

Financing

Three common ways to finance

The right loan depends on your eligibility, savings, and credit. A licensed lender will confirm what you qualify for.

VA loan

For eligible veterans, service members, and some surviving spouses.

  • No down payment required
  • No monthly mortgage insurance
  • One-time funding fee, waived for many disabled veterans

FHA loan

A government-insured loan with flexible credit guidelines.

  • As little as 3.5% down with a 580+ credit score
  • Upfront and monthly mortgage insurance
  • 2026 limit in the OKC metro: $541,287

Conventional loan

A loan that isn’t government-backed, often best with stronger credit.

  • As little as 3% down for some buyers
  • Mortgage insurance below 20% down
  • Mortgage insurance can be removed as you build equity

Buyer Questions

What buyers ask us

Do I need to sign an agreement before we tour homes?

Yes. Before we tour homes together, we’ll sign a written buyer agreement that spells out our services and how we’re paid. Compensation is negotiable, and in some sales the seller agrees to cover part or all of it. We’ll walk you through the options before you sign.

How much do I need for a down payment?

It depends on the loan. VA loans can require nothing down, FHA loans start at 3.5%, and some conventional loans start at 3%. You’ll also need money for earnest money and closing costs, though sellers sometimes contribute toward closing costs. Use the payment calculator for a starting estimate.

What does the seller have to tell me about the home?

Oklahoma sellers generally must provide a property condition disclosure statement, or a disclaimer statement in certain cases, before you sign a contract. We review it with you and use it to plan your inspections.

Should I get a home inspection?

We recommend it on every purchase. A general inspection often leads to more specific checks, such as a roof, foundation, sewer line, termite, or well and septic inspection, depending on the home.

How long does it take to close?

Many financed purchases close about 30 to 45 days after the contract is signed, depending on the lender, appraisal, and repairs. Cash purchases can close faster.

I’m relocating or getting PCS orders. Can you help from a distance?

Yes. Tell us your report date and the base or office you’re headed to, and we’ll build the search around it. Our military and veterans guide covers VA loans and the communities near Tinker Air Force Base.
